My partner and I were new to the homebuying process and were totally intimidated and overwhelmed. Terry came highly recommended by a friend and almost immediately was able to demystify the process for us and helped us get started. She understood our needs as homeowners, guided us through open houses with an expert eye, explained complicated legal and real estate matters, and ultimately helped us close on a property we loved. Terry is a truthful, no-nonsense, down-to-earth agent who was especially helpful to us as a former member of the Belmont Historic District Commission. As such, she was articulate about both the benefits and responsibilities of owning a home in an historic district in discussions with both buyers and their agents. Before we hired her, she did extraordinarily extensive research on comparable properties in our town AND in surrounding towns, calling and interviewing other agents about properties they had represented. She has a large number of local contacts. After we hired her, she was extremely helpful in staging our house--at no expense to us. She hosted no less than eight open houses. She even paid for a cleaning service to make our home sparkle before the final buyer walkthrough. Lastly, she succeeded in getting our home and its history featured on the front page of our local paper. We could not ask for anything more from a real estate agent.

I would work with Terry again in a heart beat. She is dedicated, responsive, and will work hard for whoever she is working with. She helped us navigate a first home purpose, always a daunting process but especially so in the Boston market right before the interest rates began to increase. Beyond that, she was an absolute delight to spend our weekends with touring the Boston neighborhoods with her. As we were setting up our home, she even helped us find contractors and plumbers. Terry is an extraordinary professional. Every step of the way, Terry was there to give advice, foresee issues and make the preparation and selling process as successful as possible - which it was! Five years before we were ready to move, as we were simply exploring the idea, Terry gave generously of her time and evaluated our house for suggestions of improvements. Impressively she also provided names of excellent workmen who could upgrade our house. We enjoyed another 5 years in our upgraded house, and when ready to sell, Terry was there at every step of the process. Staging, marketing, market analysis, selecting movers, finding lawyers, someone to haul junk - Terry helped with it all and all in a low stress reasonable cadence to not overwhelm and leading to top notch results. We have worked with Terry twice (once for our first home purchase in July 2009; and with a recent sale and purchase June/July 2020). In sum: She is the best! As noted above, we started working with Terry in 2009 when we bought our first condo in Arlington. She was amazing and helped us get through our first home purchase. Come 2019, we were planning on selling and buying a new place in Arlington, MA sometime late Spring 2020. Then, COVID hits and while under quarantine, we realized how much we really needed to get a bigger place. We reached out to and Terry in April/May 2020 to see if this was even possible. We ultimately sold our condo and bought a townhouse in July, 2020. This was already a difficult task in a highly competitive market, but adding COVID restrictions and worries, made the task that much more difficult. Terry was amazing in helping us through this. First and foremost, during this unprecedented time, Terry was always up to date on the ever-changing MA COVID safety protocols. She provided clear guidance and expectations to all involved, as well as ensured all involved adhered to said MA COVID safety protocols throughout the entire process. We all stayed safe and healthy throughout the process. Second, Terry has thorough knowledge of all aspects of buying and selling a home in Arlington. Her knowledge, attention to detail, and negotiating counsel made her a great person to have in your corner. We literally could not have done this without her. Lastly, this is a beyond full time job and requires lots of time and energy to sell and buy property, especially with contingent upon sale agreements like ours. Terry's commitment to us was unsurpassed in my experience. She was literally always there when we had a question or concern. Not only that, she guided us through a pretty stressful event during a global pandemic. My wife and I worked with Terry McCarthy for almost a year. She helped us both find a condominium and sell our house. I can’t imagine a better experience or a better realtor. At the beginning of the process, Terry took the time to get to know us and find out what we were looking for in a condo. She also did an in-depth analysis of our house and the current housing market for us. In the end, Terry steered us to a condo that is just right for us. She also gave us great advice about how to get our house ready to go on the market, advice that ultimately helped us to get ten offers that were all well over asking price. We recently sold our home in Belmont of 20 years. We chose to work with Terry McCarthy for a few key reasons. She is very well respected in Belmont. She knows the details and trends of the Belmont real estate market very well. We knew of a few families that worked (bought and sold) with her and they only had great things to say about working with her. She is very honest and straight forward. We trusted her on our first meeting and throughout the entire sales process. She was a true professional from beginning to end. She was critical in helping us to better understand the dynamics of the Belmont and surrounding real estate market and was a great asset to helping us prepare/stage the home for sale. We put the on house in a slow time (against her advice) but Terry worked tirelessly to market the home and engage buyers. She is very capable of working with buyers and their agents to move things along. As well, very realistic. This was invaluable as we proceeded thru the sales process (with a few less serious buyers) Terry was great at keeping us informed (and realistic) throughout the process. Terry not only helped me buy a new home but escorted and supported me through the entire process of selling my beloved home and finding a new property to buy in a seamless sequence so that I could save money from not having to rent a place for me and one child as well as storage space for the belongings of my other children. I put her to the challenging test of looking in an area new to her and me both, parts of Boston that I could afford. She offered not only professional advice but emotional support and encouragement all the way through the summer months of getting my house ready for open house visits, sifting through stuff, packing all the family heirlooms and mountains of books, taking my youngest child off to her first year in college, and negotiating with the seller's agent on the condo I decided to buy. She found me a handyman, mover, real estate lawyer, and mortgage lender, all of whom were impeccably professional and delightful to work with. When the person who bought my house refused to honor the clause to reimburse me some rent money (I rented the home I sold while waiting for my purchase to finalize), Terry and the real estate lawyer went beyond the call of duty to give me part of what was due, out of their own pockets. Terry is THE BEST. I will always remain grateful to her.

Terry helped me sell my condo unit in Cambridge, MA in the spring of 2015. She was very professional throughout the process. I lived out of state and was renting the unit to tenants at that time. Therefore, Terry had to take a number of additional steps to work with the tenants to coordinate all efforts. She was great with working with them, kept me well informed, and maximized the opportunity to obtain the highest sale price for me.
